Marketing and Screening Tenants: How it Works

PuzzleCrown leases 40+ houses a month in the Atlanta area. To have this kind of success we spend a small fortune on advertising our properties locally and nationally. This program allows you to tap into our substantial marketing efforts at a fraction of the cost you would pay for the same exposure if you did it yourself. It saves you money because you will lease your house quicker than you can without this advertising. Here is how it works.

Listing your home in our system
You give us permission to list your property in our database of homes for rent. It does not matter where in Georgia your home is located. When you are on Crown’s inventory list we also post it on local sites including First Multiple Listing Service, Rentlist.net, etc, as well as all the expensive national sites like Rentals.com, Homerentals.com, Rentclicks.com, Homerentalads.com, Rentalhomes.com, as well as lots of free sites like Craigslist, Hotpads, Leasebeast and others. See a full list of sites we advertise on. You get the full benefit of this expensive marketing without incurring the big fees. You get the full advertising package we give our managed properties with nothing held back.

It’s a “non-exclusive” listing / marketing agreement. That means you can continue to market it yourself, and list it with other rental marketing systems, at the same time you have it with Crown. You owe us nothing if you lease it yourself or through another system.

We take the calls
Our call center takes hundreds of calls every week from interested prospects. We staff the call center weekdays 8 to 5 as well as weekends and holidays with partial coverage. Calls are either taken live or returned within minutes of leaving a message. We interview (scrub) the callers as to when they are looking to move, how many pets, discuss security deposits, and number of occupants. We will let you identify the criteria and match callers to your specific wishes.  

Application and credit report
Many times we can get a “pre-approval application” immediately. It’s a free, short, application designed to jumpstart the conversation and get a credit report. We email the application and credit report directly to you to follow up. Some prospects resist this pre-approval application prior to seeing the property, even though it is free. We don’t push it to hard. We will pass along to you all the information we have on them. You show them the property and negotiate the lease.

Full application and credit report
If the prospect resists the pre-approval application you can show them the property and send them back to our site to do a full application. We will forward that to you in addition to a CBIEquifax credit report. There is no extra cost to you.
